Set in a rural location beside open fields, Kiln Lane is only about half a mile from the main A12 which offers easy access to the coast at Southwold, Dunwich and Walberswick to the north and Snape, Aldeburgh and Thorpeness to the south. At Yoxford, the A1120 road leading to the west of Suffolk is only about 3 mil*es away.
Situated a mile from the centre of the market town of Saxmundham and up a narrow little country lane, The Crow’s Nest is a detached, newly renovated annexe offering cosy and comfortable accommodation for two people. Although the owners’ own home is next door, they have constructed fencing to afford maximum privacy for their guests.
The front door leads into the main accommodation area where there is a romantic pine king-size four-poster bed, large sofa, wood burning stove and combi TV/DVD with sky TV including film channels and radio/cd player with a selection of cds. So after an exhausting day out visiting the wonderful areas of Suffolk, it is possible to watch television in front of the woodburner propped up in bed!
The kitchen is well fitted and equipped with a gas cooker, fridge/freezer, microwave, dishwasher, ample cooking and dining utensils and a table and chairs. For emergency washing, the owners can offer their washing machine for a load or, alternatively, there is a laundry in Saxmundham.
There is also a very good sized ‘wet room’ bathroom with a bath and a hand held shower for hair washing, WC, wash basin and a separate shower.
Doors from the kitchen and the bathroom lead to a small, private decking area with outside furniture and the ‘piece de la resistance’ – a hot tub for which owners provide robes, flipflops and hot tub towels.
There is oil fired central heating, off road parking and bedlinen, bathroom towels and teacloths are also provided by the owners, together with a welcome pack (coffee, tea, sugar, milk, bread, sunflower spread, eggs, wine) and some logs for the woodburner.
It is regretted that children, pets and smokers can not be permitted at The Crow’s Nest.
